The plot size is 60 by 100.

Frontal fencing, earth road network (not interlock or tarred road), Central Estate Security and intercom links (subject to estate service charge), and Electricity (connection to the national grid).

Electric poles and strings, piped water system, drainage (each subscriber will provide drainage in the front of each plot of their property.

NB: The above fees are subject to review without notice and take effect when any fee is due.

Paper Allocation (Provisional) will be issued to each subscriber on completion of all due payments as stipulated in this document.

The company shall identify the plot for physical allocation and issue the subscriber a Sketch Survey Plan. Upon receipt of the Sketch Survey Plan, the subscriber must move to the site and take possession by commencing construction work, the least of which has to be perimeter fencing of the plot with a gate or foundation of a house within five months of getting the sketch survey. Commencement of work must commence within two months after the physical allocation with a provisional survey. Once reasonable construction work is accomplished on the site, the subscriber will be issued the original Registered Survey, Declaration of Deed Restrictive Covenant, Estate Management Agreement, and the final Allocation Letter. Physical allocation will happen in batches; subscribers will be notified in writing when physical allotment occurs. It is strictly an attempt to ensure development in the Estate.

Note that possession and occupation of the plot(s) shall be deemed to have commenced at handover, and all risks and benefits in respect of the property shall pass to the subscriber.

We allocate progressively on a first-in-line basis at the company's discretion. However, consideration shall be given to a subscriber who requests for corner piece(s) plot provided such location s still available and subject to a surcharge payment.

You can start building on the land immediately after physical allocation and approval of your building plan by Wealthteam.

Land Receipt, Deed of Contract, Letter of Allocation, Estate management agreement, Survey Plan, and Deed of Assignment

No "Omo-Onile wahala" in Quantumlife the Estate because there will not be any such issue with Omo-Oniles as it is a private estate.

The Estate shall be under the management of Wealthteam Properties Limited or any other party delegated to act on their behalf.

Any default in the payment plan may lead to the revocation of the subscription. The cancellation of your subscription due to no or irregular installments payments attracts a 35% surcharge which the company will deduct from your amount, and you will get paid the balance.

Additionally, if you wish to discontinue the scheme and request a refund of the total sum of what you have paid, a 35% surcharge and N100,000 administrative fee will be deducted from the amount you paid. However, the refund will only be made when the plot of land you subscribed to is resold to another. Furthermore, Wealthteam Properties will not make a refund on plot(s) fully paid for and a letter of allocation given, as it will be your responsibility to sell the land and come to Wealthteam for change of ownership and ratification of documents on payment of a service charge of N100,000 per plot. Kindly note that fees are subject to review by the Wealthteam's management without prior notice.

No! All installment payments must be equal monthly and paid when it is due. Non-payment of the monthly subscription at the due date will be treated as a fundamental contract violation, which SHALL result in the termination or revocation of the contract. Wealthteam Properties is not required to notify you before terminating your subscription.

No, the transaction is interest-free for active subscriptions within the agreed term.

Yes, the road off the tarred road, Iworo-Ajido Road, which names Quantumlife Avenue, is motorable in all seasons.

All allocated subscribers must commence construction within five months of getting the Sketch Survey Plan. This provision facilitates development at the Estate and maintains healthy value appreciation. Upon receipt of the Sketch Survey Plan, the subscriber must move to the site and take possession by commencing construction work, the least of which has to be perimeter fencing of the plot with a gate or laying a foundation of a building. They can start the fence work around the perimeter of their property or the foundation work of the main house construction. Wealthteam properties and other companies in our group shall be there to give every support and encouragement we can to facilitate the speedy development of the Estate.

At the point of purchase, each subscriber can select the intended use for the land (BUNGALOW, LOW-COST UNIT, BLOCKS OF FLATS, and DETACHED HOUSE). Therefore, your choice, as indicated in your application Form, will determine the type of building to be erected on the plot(s). However, administrate fee of N100,000 will be charged to effect any change of choice of building style. This fee is subject to review by the Wealteam's management without prior notice.

All subscribers who plan to embark on their building project must submit their building plan to the Wealthteam's management for vetting and approval. Upon approval, the subscriber can approach Lagos State for the Building Plan approval or use Wealthteam's management staff to obtain such government approval for a fee. Wealthteam's management will enforce and ensure total compliance with the building-approved plan regulations and may stop any subscriber from any construction on the land if violated.

Yes, but you must seek approval from the management of the Quantumlife Estate and governmental agencies before any amendment in the future can be permitted.

No, Wealthteam Properties Limited is the sole manager of Quantumlife Estate or anyone they mandated to act on their behalf. Therefore, no external surveyor, property agent, or manager will be allowed. There is a 5% charge for every transfer of ownership transaction and rent in the Estate.

For subscribers not keen on developing their plot(s) within the Estate will only pay for the land, the allocation fee, and the Survey Plan. The Development Levy can be paid when you are ready to start construction or whoever bought the land from you. You can be sure that your investment is secured and available within the Estate; Wealthteam strictly does not allow oversubscription of the available land. Your intending buyer can check (conduct a search) and confirm the Allocation Paper of your landed investment within the Qauntumlif Estate from our office before the purchase. The request for an inquiry shall be done in writing and will attract a fee of #100,000 per plot, and this is subject to review.

We recognize that buyers may need to sell their purchased land for varying reasons. However, due to the administrative and legal issues required in the proper transfer of land ownership, we would only honor transfers of land where the full payment for the land has been paid. Both buyers (existing & intending) must complete our Property Transfer Form, after which title documents and a Purchase Agreement can be issued to the new owner (buyer). Plot ownership verification, an exercise that should take place in writing and at our office by the new buyer with the consent of the original buyer (seller now), attracts #100,000 fees. A non-refundable Transfer Fee per unit is payable before processing the Property Transfer Form. Please note that the transfer fee is subject to review.

By arrangement, we conduct site inspections on Thursdays and Saturdays (except on Environmental Sanitation Saturdays). You can call any of our office numbers to register your interest in the inspection and get the itinerary. Prospects that drive are encouraged to come in their vehicles to reduce pressure on the company's vehicle. For those who want to visit the site independently, we have a site manager who is always at the Badagary and will be happy to help take visitors to the site. However, you must contact the office for any site visitation arrangements.
